Customer Care & Remedial work
We have been operating in this department for the past 12 months with great success in the south-West of the UK.
We investigate and rectify problems on properties inside the NHBC guarantee period for large Housebuilders.
This work has included repairs to timber framed apartment blocks, rainwater gullies and flat roofs constructed using inferior single-ply and lead sheeting.
Our in depth investigation and full detailed report service accompanies the full repair schedule and customer care service to residents, minimising the amount of trades required and keeping the disruption to a minimum to the house owner.

Recent Projects
The removal of lower timber frame section structure and flat roof renewal to the Penthouse
at apartments in Bristol.

The single ply membrane had not been finished off properly around the window cill detail therefore allowing water ingress around the patio doors and windows.
As the roof had been laid with a non-bonded membrane, the water ingress spread throughout the entire roof surface in a capillary effect which caused a huge amount of damage.
If the roof had been a fully bonded GRP system, the leak would have been isolated to one area and would have shown itself immediately as opposed to sitting between surfaces for weeks on end causing the rot we have seen on this project.
The wet and rot had spread to the inner leaf of the building also, causing the interior walls and floors to be disturbed as well.
The Tennants were put up in a hotel for the duration of this work and care was placed to ensure that their disruption was kept to a minimum.
The single ply membrane was replaced with a fully insulated Topseal GRP 600g/m2 roof and guaranteed for a further 20 years.
The amount of trades was kept to a minimum with our team carrying out most of the tasks involved in-house to the highest of standards. This also kept the house-builders management duty to a minimum.

Incorrectly installed GRP was used on these apartments in the South-West.

A similar problem had occurred resulting in the replacement of every flat roof terrace on this sea-front building.
The GRP was not properly installed causing water to penetrate through patches of porous laminate. This water was trapped inside the concrete sub-roof for a long time.
New timber joists and a fully insulated 25 year Topseal GRP flat roof and parapet system will keep it dry for the foreseeable future.

Rainwater Gullies
We have replaced a large number of these gullies which have failed due to several reasons including:
- Insufficient insulation beneath, causing condensation to form in such vast quantities, it literally caused rot to the ply-wood from the underneath.
- Single Ply membranes (again) which have not been sealed properly at the detail junctions.
- Single ply membranes which have had stanley knife slashes in them due to the workmen cutting their next strip of membrane without any protection beneath,
Lead sheeting which has been split by workmen and window cleaners' tools and equipment.
- Parapet stones being laid onto walls without parapet encapsulation. This is the most common cause of water ingress on parapet walls. It is vital that the waterproof coating is extended over the top of the wall to the outside edges. When the stones move, the joints open up to allow water-ingress.

Exterior Cladding
This modern Eco-friendly house was cladded externally using Pre-finished Western Red Cedar boards.
Stace Roofing also carried out the installation of the Canadian slate roof, GRP roof terraces and Green roof terrace, and the Lindab Rainwater system.
